Analyst II
Handles all responsibilities of foreclosure analyst IV. The Foreclosure Analyst II will be responsible for reviewing in detail, information and documents from multiple systems and completing a checklist in a time sensitive environment, under general supervision, before a foreclosure sale focusing on: verification of adherence to policies, procedures, laws and investor/insurer guidelines. Specifically review and analyze system notes, title work, complaints, answers, motions, and all pleadings filed in foreclosures. Communicate directly with the foreclosure firms on a regular basis to obtain documentation and understand issues to determine if it is advisable to proceed to foreclosure sale. Determine appropriateness of case handling following investors’ servicing guidelines and regulatory compliance.
Ensure that all cases are reviewed and when necessary escalated to management, internal legal or that foreclosure is placed on hold or discontinued, as applicable. Ensure completion of foreclosure will result in attainment of clear and marketable title. Familiarity with and thorough understanding of impediments to a clear and marketable title to include:
o Chain of title (standing)
o Senior liens
o Judgments
o Other liens
o General title issues, such as legal description or recording errors to deeds or legal descriptions
Working knowledge of mortgage banking, familiarity with RESPA, FDCPA, federal and state laws related to foreclosure and bankruptcy proceedings. Work with and develop a strong working relationship with attorney network. Provide mentoring to new staff members, assist in special projects & other duties as assigned. Familiarity with general default servicing practices and loss mitigation practices such as Short Sale, Forbearance and Deed In Lieu of foreclosure. Ability to interpret data and timeline along with legal documentation to make conclusions. Write concise summary of issues and recommended actions supported by facts.
Identify trends and need for changes or improvements in servicing processes
Qualifications:
Required: •Strong attention to detail (fact checking and validation of loan, title and legal documents). Knowledge of foreclosure, bankruptcy and all other default related processes and nomenclature.•Ability to recognize salient facts and minimize risk. • Minimum of three years of default mortgage servicing, preferably including FHA loan servicing. •Computer proficient in basic Microsoft applications and have the ability to adapt to in-house and external computer applications. •Must have excellent organizational and communication skills. •Demonstrates the ability to work well with others and can interact effectively with attorneys/paralegals on a regular basis. •Good analytical, written and verbal communication skills. •High School diploma or GED required. • Must be able to build rapport and forge relationships under extremely stressful and difficult situations. •Must be able to communicate effectively and efficiently.•Extensive phone experience working with borrowers and attorneys. •General clerical duties, filing, faxing, work sheets, quote payoffs, approve invoices for payment, and have a customer service mind set. Preferred: •Previous foreclosure experience. •Seasoned knowledge and understanding of the mortgage industry and legal and title resolution processes, specifically understands the foreclosure function for FHA mortgages. Working knowledge of accepted business practices in the mortgage industry. •LPS desktop system experience preferable, but not necessary. •Strong and thorough decision making skills required. •Ability to work effectively in a high pressure environment.
