Facilities Building Technician
The Facility Maintenance Coordinator monitors electrical and mechanical systems for the assigned buildings and represents Autodesk s interest with owners and building engineers. Included are support of low/medium voltage power, HVAC system and BMS controls, mechanical systems, preventive maintenance, emergency response, general maintenance, plumbing systems and vendor management.
Principal Duties and Responsibilities
-Oversee the maintenance and continuous operation of all Autodesk s building systems which could include: fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), cabling (data and voice, broad band), lighting and temperature controls systems, critical environments, light construction and other building infrastructure systems. Utilize staff and contracting with outside vendors as necessary.
-Provide leadership and guidance related to emergency response and problem management. Ensure the Autodesk maintenance staff is responding to the incident and that they mitigate the damage and obtain information on the cause of the problem. Ensure that escalation is performed per the escalation plan.
-Supervise and manage vendors and maintenance staff including contracting, training and personal development
-Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.
-Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building s staff and occupants work in a safe environment. Implement, administer, and manage safety training program.
-Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of Autodesk office space. Responsible for alerting management of Autodesk discrepancies.
-Assist in the development of a Capital plan which would include planning for infra-structure upgrades, equipment replacements and modifications to ensure the offices future capabilities are maintained.
-Responsible for ensuring that major projects performed in ADSK spaces are properly planned, executed and closed out in accordance with standard industry practices.
-Maintain all infrastructure and compliance documentation for the Autodesk office including up-to-date building drawings and single-lines as well as documentation mandated for maintaining regulatory compliance with Federal, State or Local law.
-Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
-Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
-Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respects to the building s critical functions and the work they are to perform, including an incident contact response list.
-Responsible for understanding and complying with emergency escalation procedures.
-Responsible for compliance with Autodesk s minimum audit standards.
-Performs additional job duties as requested.
Required Knowledge, Skills and Abilities
* Oversight and coordination of repairs and maintenance on office HVAC systems (which could include chillers, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical systems) in accordance with all codes, laws, and regulations. * Hazardous materials training and background * Familiarity in workshop environments * Proficient in building automation controls * Possess knowledge of codes, laws, and regulations affecting commercial real estate operations with the ability to articulate any deficiencies and make recommendations to remedy such deficiencies. * Ability to effectively use computers and computer programs (including use of Microsoft Office Suite), skill in use of the internet to navigate to and use web based applications, and ability to use handheld electronic devices (PDA, Blackberry, cell phone, etc.). * Possess excellent communications skills, both written and verbal. * Ability to effectively manage diverse relationships with team members, contractors, client, and customers. * Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar. * Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction. * Possess proven leadership and team building Skills. * Possess strong customer relationship skills.
* Wears appropriate safety equipment and follows established safety practices and procedures. * Must be able to lift 50 lbs., climb ladders and work on roof tops.
Minimum Required Education:
Have a minimum of five (5) years of technical experience in all aspects of building engineering with a strong background in technical aspects of HVAC, plumbing, electrical equipment, repair and maintenance and overall system design and application.
