About Transmission and
Edison’s (SCE's) Transmission and Distribution Organization (T&D) is
responsible for planning, engineering, constructing, operating, and maintaining
transmission and distribution facilities throughout the 50,000-square-mile
territory. T&D is the steward of roughly $19 billion in assets that safely
and reliably deliver electricity to 14 million residents via SCE’s 5
million customer accounts.
This position is in Real
Properties Department within the Transmission and Distribution Organizational
Unit. The successful candidate will provide critical analytical support to
the Title & Valuation Department. This position will create and manage Real
Estate Documents for the acquisition, management or disposal of land rights for
Creates real estate documents that transfer title or
lease/license SCE property, and coordinates
recordation at various County Assessor offices once executed. Must be able to correctly analyze land rights
information (ownership, title reports, documents, survey maps, etc…) to
create real estate documents. Managing property acquisition
information by maintaining job specific information in SCE databases. Prepares supporting documents that
verify changes in property book value and compute acreage changes for
property accounting and legal conformance.
Assures that real estate documents are electronically filed
according to record management policy.Acting as an Escrow
Coordinator, using a basic knowledge of escrow to properly and timely
coordinate internal document processing with contract escrow
services. Presenting information and providing recommendations to
department management to resolve real property transfer issues; reviewing
documents, title reports, maps, and exhibits to insure that the rights being
transferred are complete and accurate. Works as a real estate Title representative to various
company initiatives and major projects, researching ownership,
encumbrances on title, and providing management and project teams with
findings and recommendations.Must demonstrate strong ethics, excellent analytical
skill and attention to detail, strong writing skills, leadership,
interpersonal skills, communication, and the ability to effectively manage
workload and engage in continuous learning.
Must have four or more years of experience analyzing,
examining and interpreting various land and right of way related rights,
such as Grants of Easements, Grant Deeds, Quit Claims, Condemnation
Pleadings, and various title related documents.Must have experience creating real estate documents
such as Grant Deeds, Easement Deeds, Quit Claims, Encroachment Agreements,
Leases and other related documents.Demonstrated experience obtaining and analyzing title
reports and researching material including public and private records.Demonstrated experience reading, and interpreting real
estate documents, such as leases, licenses, easements and grant
deeds using Title Reports, Deeds, all types of Maps (plat, subdivision, GIS);
land related legal descriptions, and associated documents.
Bachelor's Degree in Business or related field or an
equivalent combination of education, training, and experience in Title
Company practices or the real estate industry.Do you have experience reviewing and utilizing plat
maps, subdivision maps and GIS?Excellent written and verbal communication skills, as
well as analytical and problem solving abilities. Able to anticipate title issues before
they arise. Knowledge of typical title
information, title searching skills, and real estate closing practices.Ability to integrate work across relevant areas,
develop the business and services to enhance customer satisfaction and
productivity, manage risks and safety, appropriately, develop and execute
business plans, manage information, and provide exceptional service to
internal and external customers.Demonstrate effective resource and project planning,
decision making, results delivery, team building, and the ability to stay
current with relevant technology and innovation.Ability to act as a subject matter expert on work
processes and procedures, in a team environment.Advanced computer skills (MS Word, Excel, etc…).Real Estate Certificate from an accredited College
School or California Real Estate License.California Notary License.American Land Title Association (ALTA) education
