Responsibilities Responsible to assist the Chief Engineer with the planning, implementation, coordination and supervision of mechanical operations, maintenance, communications, energy management and manpower development programs for assigned properties
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
Supervise maintenance staff; and assign and monitor maintenance projects.
Conduct regular inspections of operating mechanical, electrical and equipment systems; make necessary adjustments to operating equipment and controls.
Assist with maintenance/engineering issues (plumbing, HVAC, electrical) as required.
Assist with the administration of inventory control programs and systems.
Provide for quality assurance by creating and implementing preventive maintenance programs and recommending improvements to existing programs on an on-going basis.
Develop/maintain effective building-specific maintenance and safety procedure manuals.
Coordinate maintenance efforts with outside contractors and technicians.
Maintain on-going communication with tenants, owners, property management and vendors.
Coordinate development of and/or maintain as-built drawings.
Respond quickly to emergency situations (i.e. fire, evacuation, equipment failure etc.) and customer concerns.
Prepare and maintain engineering reports.
Ensure compliance with applicable codes, regulations, governmental agency and company directives as relates to building operations.
Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES Responsible for identifying training needs, tracking performance, coaching, and motivating direct reports. Responsible for hiring, terminating, compensation, and performance evaluation. EDUCATION and EXPERIENCE High School Diploma or GED equivalent required. Minimum of 4 years related experience.
CERTIFICATES and/or LICENSES Universal Technician for CFC’s is preferred, valid driver’s license, appropriate license/permit for trade as may also be required, i.e. Journeyman or Master Electrician License or City Licenses
COMMUNICATION SKILLS Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal group.
FINANCIAL KNOWLEDGE Requires knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
REASONING ABILITY Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and/or ABILITIES Intermediate skills with Microsoft Office Suite. Knowledge of current GAAP and FASB regulations.
