The Project Manager, Design and Delivery is responsible for the management of the design and construction of Tenant Improvement, Ground Up and Technology projects within the Corporate Real Estate portfolio. Responsibilities include client interface, programming, planning, design development, construction document development, construction management, cost control, and financial reporting. The project manager is responsible for coordinating all stakeholders related to a project and providing timely, accurate, and detailed information to allow stakeholders to make informed decisions regarding project scope.

Responsibilities :


Lead turn-key project management through all phases.

Manage multiple projects, deliverables, milestones, schedules, and budgets simultaneously.

Team with internal and external partners.

Aggressively and consistently manage projects to a budget.

Develop and update development schedules for each project. Aggressively manage all project vendors.

Lead project meetings

Partner with other internal Disney stakeholders for project due diligence

Develop scopes of work and coordinate with Sourcing & Procurement for management of bid process

Draft project funding documentation in collaboration with other internal Disney stakeholders for review and approval by senior management.

Manage projects through the design process

Coordinate project vendors and internal Disney stakeholders for proper integration of their work.

Manage city approval process for needed applications and permits

Actively manage costs on projects, include forecasting of potential costs.

Utilize creative problem solving techniques to resolve project issues.

Manage change order process, including issuance of directives to vendors, tracking of potential change orders, negotiating change order claims with vendors

Monitor jobsite safety, ensure adherence to applicable regulations and Disney policies

Final review and approval of payment applications for general contractor, architect, consultant, and vendor accounts on a monthly basis.

Pro-actively communicate project status and actively manage expectations.

Manage punchlist and close-out process.

Ensure adequate detail in project documentation (drawings, bids, invoices, etc.) for final capitalization of project.

Manage and track warranty periods. Coordinate repairs with general contractors prior to warranty expiration.

Proven success interacting with vendors, including architects, contractors, and FF&E manufacturers


Ability to support common goals and embrace team achievement over individual needs.

Proven experience in developing internal partnerships.

Updates project reporting tools to enhance cost tracking.


Must be able to demonstrate a client service orientation.

Ability to develop positive relationships with client business units.


Thoroughly Proficient at reading and interpreting construction documents and specifications, leases, and contracts.

Strong time management and organization skills. Possess the ability to multi task and prioritize work load on a daily basis

Excellent verbal and written communication skills

Understanding of workplace trends that would impact space planning and interior designs


Ability to master technical issues

Ability to problem solve and lead the team to a collaborative solution

Ability to handle detail and complexity

Ability to simultaneously manage multiple tasks

Basic Qualifications :

Minimum of 5 years of project management experience or 3-5 years of Disney project management experience required.

Project management experience either with a General Contractor, Project Management firm, or Owner.

Experience with both ground-up and tenant improvement work.

Understanding of the local or regional codes and ordinances that inform a building design

Thoroughly proficient at reading and interpreting construction documents, leases, and contracts

Proficiency in Microsoft Word, Excel, Project and PowerPoint.

Preferred Qualifications :

7-10 Years of project management experience preferred. Experience managing multiple projects at once.

Understanding of the entitlements, financial and public relations implications of a proposed physical plan

Understanding of workplace trends that would impact space planning and interior designs

Proficiency in SAP and AutoCAD

PMP, EIT, PE, and/or Architect’s License

Required Education :

Bachelors degree required in a development core discipline such as Construction Management, Engineering, Architecture or related profession.

Preferred Education :

Masters in Construction Management, Masters in Real Estate Development, Masters in Business Administration, or Masters in Architecture with requisite experience in development work is desired but not a prerequisite.
