The Director Business Development is charged with generating prospects and sourcing qualified leads that will generate new third party management contracts for the company’s property portfolio. This will be accomplished through building the company’s market position and developing, defining, negotiating, and closing business relationships. Essential Functions and Responsibilities: Meet with property owners to source fee management opportunities Maintain relationships with existing clients Manage all lead sources to ensure qualified clients and assets are submitted for approval Grow Bell’s competency in focusing on institutional clients and institutional-quality assets Provide direction and leadership to the departments involved in the transition of new fee business Support Bell Operations with the due diligence and asset transition processes to include coordination with clients Develop and present relevant business proposals to key individuals internally and externally Consistently develop, edit, and update pitch books and collateral materials and Requests for Proposals (RFPs) Present and sell relevant business aspects of Bell Operations to prospective clients Ensure the target assets conform to Bell Partners standards of quality and profit margins Network with key individuals in the industry Consistently maintain communication with Operations and Investment Services on all projects Work to create and update Business Development pipeline report and to track all new and prospective business activities on a monthly basis Create and update working contacts spreadsheet on an as-needed basis Work with Regional Operations team to ensure accurate market and financial data is being communicated through the Pitch Book or the Request for Proposal Maintain knowledge of industry trends, which will become the bases for strategic business development planning and forecasting. Review and update company statistics in order to deliver accurate information on the portfolio Comply with Bell Partners policies and procedure standards in reporting with quality and accuracy Other Duties and Responsibilities: Assist with other tasks and projects as they relate to client relations Knowledge, Skills and Abilities: Must be self-motivated and self-directed Must possess strong existing industry and institutional owner relationships Ability to deliver on client commitments on a timely basis Strong knowledge of and experience with the sales and client relations Must have strong written and oral communication and presentation skills Must have superior interpersonal skills; ability to get along with diverse personalities; tactful; mature, flexible; ability to work across multiple departments Ability to solve practical problems quickly, handle multiple tasks and organize resources to ensure work is completed on time and to budget Expert in Microsoft PowerPoint, Excel, Word, Sales Force (or similar), and Outlook Must demonstrate support of Bell Core Values Must demonstrate ability to provide exceptional customer service Must demonstrate ability to successfully work on a team Must be able to understand directives both orally and in writing Must present a professional image Must be resourceful and well organized Must be able to travel Education and Background: Undergraduate degree is required 10+ years’ experience of increasingly responsible management positions within business development and/or property management 7+ years’ experience in a Business Development role with experience managing multiple sites in multiple markets to better understand the client’s needs and objectives Previous experience managing a team of at least three - five (3 - 5) associates Minimum of three (5) years recent experience in a company with 500 or more employees
