JOB SUMMARY

The purpose of this position is to lead the facility condition assessment program on a major CBRE financial services account, helping to develop the “rough order of magnitude” capital and expense plans on a rolling basis. This position will work directly with field-based Facilities Managers and Engineers to gather information to help make well-reasoned business decisions.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Manages the inspection schedule development and execution and reports progress to multiple client and internal stakeholders.

Develops and enhances asset scoring methodology, looking for ways to continually improve the accuracy and quality of data received.

Follows up with Facilities Managers and Engineers when necessary to ensure schedule is level-loaded throughout the year and milestones are continually met

Calibrates inspection activities, ensuring work and prioritization is consistent across different facility managers and regions.

Develops and adheres to inspection schedule and inspection quality controls.

Refines project cost estimation criteria based upon past actual costs and industry data.

Responsible for compliance within standards for asset rating and inspection documentation.

Serves as a liaison with the Project Management Team and other service lines to ensure goal alignment and to look for ways to make inspection information more usable to those who will ultimately construction the renovations.

SUPERVISORY RESPONSIBILITIES

Provides formal supervision to individual employees within single functional or operational area.

Recommends staff recruitment, selection, promotion, advancement, corrective action and termination.

Plans and monitors appropriate staffing levels and utilization of labor, including overtime.

Prepares and delivers performance appraisal for staff.

Mentors and coaches team members to further develop competencies.

Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree required, with a

focus on business, technical or management areas.

MBA preferred.

5 years of facility management experience or 8 years in a related field.

CERTIFICATES and/or LICENSES

Facility Management certification preferred. Driver's license may be required.

HVAC Certification preferred

COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

Understanding of financial impact of building repairs and improvements (expense and capital planning) and deferred maintenance.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

OTHER SKILLS and ABILITIES

Advanced knowledge of Excel and ability to analyze data.

Experience with facility inspections strongly preferred.

Technical knowledge of building systems, construction and facility management practices, including third party recurring service contracted vendors.

Strong interpersonal skills and problem-solving ability.

Strong scheduling experiences and knowledge of mapping/optimization software preferred.

Proven record of effectively using software applications.

Knowledge of basic business practices and facility management issues.

Strong sense of ownership and accountability for delivering business results.

Ability to adhere to a schedule and thrive in a fast-paced environment.

SCOPE OF RESPONSIBILITY

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
