The candidate to manage landlord repair and maintenance service obligations at the leased and surplus retail locations. Will also provide support to the Store Operations team as a primary contact with landlords and third party property managers for company properties. Also required to perform all tasks in observance of company’s brand and strategy and adhere to core values and service attributes. Facilitate and negotiate actions and resolutions with landlords and third party managers to ensure compliance with lease terms. Review and interpret lease provisions to advise and manage the landlord maintenance and repair responsibilities . Solicit, review, and negotiate service bids from existing and prospective vendors to obtain best value for services performed at surplus properties. Manage, measure, and document vendor performance and quality of work with regard to the scope of work at surplus properties or work performed on landlord’s behalf. Interact with vendors, landlords, store operations associates, and AHJ Representatives to resolve issues including code violations to ensure optimal conditions and code compliance at company properties. Develop fiscal plans for service trades and manage vendor cost compliance to deliver expenditures within the plan for surplus properties. Maintain spreadsheets and online database for surplus maintenance information. Associate’s Degree (AA) Real Estate, Legal Studies preferred. Contract Administration or Facility or Property Management required. Paralegal or General Law Office preferred.
