SERVICES INCLUDE:

The Commercial Real Estate Paralegal assists the CHP Team in all aspects of the commercial real estate transaction, including documentation, due diligence, development and entitlements, closing and post-closing activities for acquisitions, dispositions, and leasing.

The Commercial Real Estate Paralegal will primarily manage the life cycle of the transaction from preparing the initial agreements and contracts to handling closing preparation and post-closing material distribution.

RESPONSIBILITIES:

• Order and review title commitments, exception documents and surveys, interfacing directly with the title company, surveyor and overseeing attorney to resolve any issues or discrepancies
• Prepare and administer contract critical dates and closing checklists
• Track and assist overseeing the review of due diligence and entitlement documents such as zoning analyses, traffic studies, noise studies, environmental assessments and permits
• Prepare initial draft document, amendments to agreements or leases and miscellaneous documents, including estoppel certificates, SNDAs and Memos of Lease for attorney review
• Review contracts and leases for assignment and prepare abstracts for contracts and leases
• Obtain and prepare corporate documents, authorization of the applicable parties to purchase/sell
• Coordinate and assist with all aspects of closings, including preparation of conveyance documents, closing statements, and other closing documents
• Post-closing requirements, closing indices, closing binders, all post-closing deliveries/requirements
• General assistance with document preparation and operations
• Clerical tasks such as filing, organizing, DocuSign and creating files
• Conduct public record searches of parties including judgment, tax liens, and UCC filings
• Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices
• Update job knowledge by remaining aware of new regulations, participating in educational opportunities, reading professional publications, maintaining personal networks, etc.
• Vehicle for transportation is required

• Excellent Communication Skills to confidently interact and coordinate with the internal project team, potentially the Client, and other Consultants; High Attention to Detail

EDUCATION / EXPERIENCE / LICENSING REQUIREMENTS:

• Associate Degree in Paralegal Studies (Preferred)
• Paralegal Certificate (Preferred) but not required with relevant experience
• Paralegal Experience: 3 years (Preferred)
• Real Estate Transactional Experience: 2-5 years (Preferred)

COMPENSATION:

Market, dependent on level of experience. Compensation package includes benefits and incentive bonuses
