Land Acquisition Coordinator
The candidate will be responsible for: Obtain necessary government approvals prior to building permitting. Contract and coordinate with engineer, architects, and other business partners in the preparation of land use plans, final plats, and improvement plans. Coordinate government review and approval. Obtain soils analysis, Phase 1 and Phase 2 reports, cost estimates and budgets, and preliminary site budgets. Participate in land acquisition due diligence to include; coordination and analysis of feasibility studies, preparation of feasibility budget, and schedule. Should have 5+ years of experience as a real estate transactional paralegal ( not just administrative experience), including substantial experience in the acquisition and development of land, reviewing title commitments and surveys and resolving title issues, reviewing homeowners' association documents, and coordinating and handling real estate closings. Must be able to understand transaction terms and assess issues in order to draft appropriate provisions or modify forms to suit transaction (the ability to simply fill in the blanks of standard forms will not be sufficient). Should have ability to conduct legal research, including accessing relevant statues, local ordinances, secretary of state records and local recorded documents. Must have good general knowledge of state and federal laws relating to real estate transactions, particularly land acquisition, sales, associations, entitlements and development.
