Responsibilities
Assisting the Real Estate Operation\u2019s Manager with special projects and system admin responsibilities for the various systems Real Estate uses/maintains and all related vendors \u2013 LOS, credit reporting, flood determinations, Freddie Mac etc.
Manage the work flow of processing/closing while seeking continual improvement in processes and procedures. This will also include acting as a liaison in regards to problem solving between processors, originators, underwriters and servicers.
Manage the processing of mortgage loans including: ordering and reviewing title searches, appraisals, flood certificates, credit reports and all other related documents necessary to ensure legal and procedural/policy compliance requirements are met.
Manage the closing process which includes: satisfying any requirements mandated by the Loan Prospector Advisor Automated Underwriting System, submitting loan packages to underwriter for approval and clearing all requirements when necessary, preparing and obtaining all closing documents for delivery to title company for closing, and assuring Meritrust requirements are met.
Work closely with the Secondary Marketing Representative to ensure locks for mandatory delivery to the Secondary Market are completed timely. In addition, support post closing activities on all secondary and portfolio files which includes, verifying for completeness and accuracy, execution of note assignment to investor.
Serve as the point of final contact for members, realtors, title companies, appraisers, insurance providers and all areas related to Real Estate Processing/Closing.
Underwrite mortgage files submitted for approval: issue approval, denial, suspension or counter offer complying with Meritrust and secondary market standards.
Specific underwriting ability is described in the Real Estate guidelines. For clarification purposes an example of a loan the RE Processing Manager may be able to underwrite would meet criteria such as but not limited to:

DTI < 45%
LTV < 97%
Credit score minimum of 660

Assist with the analysis of the entire mortgage process to identify any process changes and/or improvements while working closely with the Operations Manager to make recommendations and implement any major changes.
Contribute to the team effort to ensure Meritrust meets company-wide goals and the Strategic Plan annually.
Provide quality member service by protecting confidential personal data.
Provide unsurpassed support for both internal and/or external customers.
Present a positive image of the credit union through a professional appearance and courteous attitude.
Qualifications
Excellent oral/written communication skills and problem solving skills
Comprehensive knowledge of real estate lending to include regulatory compliance
A minimum of three years of mortgage-lending experience
Ability to underwrite first mortgages to secondary market standards
Understanding of title reports, appraisal, credit reports, and flood certifications
Associates Degree or equivalent course training through secondary market courses, MI courses, or other similar professional courses and/or seminars
