The City of Berkeley is currently accepting applications for Building Maintenance Mechanic. Under general supervision, this position performs plumbing, carpentry, remodeling, painting, and a variety of other craft or building trades; work in the installation maintenance and repair of City buildings, parks and marina facilities and related structures and equipment; operates a variety of hand, power and shop tools; performs related work as assigned.
Typical Duties Include:
Installs and repairs piping for water, steam, air conditioning, gas, condensate, sprinkler, control systems and irrigation lines;
Installs, repairs and maintains lavatories, sinks, wash basins, toilets, urinals, grease traps, drains, gas and electric heaters, water heaters, gas burning appliances, water filters, water tanks and pumps, chlorinator systems, boilers, and HVAC units, and other plumbing systems and fixtures using copper, PVC and galvanized pipes;
Performs framing, rough, and finish carpentry;
Calculates, designs and prepares sketches for construction and modifications to be performed; estimates materials and lays out work; reads and interprets blueprints, drawings, specifications and manuals;
Operates a variety of power tools and equipment used in the maintenance, repair and construction of buildings, facilities, marina, grounds and parks such as a ditchwitch, man lift, forklift and trenching equipment;
Operates spray equipment and uses manual tools to paint a variety of interior and exterior surfaces;
Repairs recreational fixtures and furniture; fabricates using acetylene and arc welding and brazing equipment;
Sets rebar, pours and finishes concrete to repair or construct equipment and small building slabs, foundations, retaining walls, patios, etc.; perform masonry work, including mixing of mortar and the setting, truing and finishing of bricks and stones;
Installs and repairs roofs;
Installs or repairs hinges, locks and related hardware; Re-keys locks and duplicates, changes and master key systems including electronic locks;
Removes and replaces window glass; performs sheet metal work;
Performs a variety of other tasks such as the repair of pumps, small motors and other mechanical apparatus;
Operates trucks, trailer and boats; perform utility duties such as loading, hauling and unloading materials and supplies with applicable equipment;
Makes oral and written reports of work performed; Completes records, such as work orders, timesheets, requisitions, accident reports, vehicle inspection reports, etc.;
Instructs or directs other employees as assigned

Equivalent to graduation from high school.
Four (4) years of experience in commercial building maintenance work, which includes substantial carpentry and plumbing duties; or completion of a state approved construction or building trade apprenticeship program. Possession of HVAC or Playground Safety Inspector certificate is highly desirable.
Must possess a valid California driver's license and have a satisfactory driving record. Must possess sufficient strength and stamina to lift and carry objects weighing up to 80 pounds. Must be willing to work evening and weekend shifts. Must be willing to work outdoors in all weather conditions. Must be willing to work with exposure to unpleasant and potentially hazardous substances.
Knowledge and Abilities:
Knowledge of: Principles, methods, materials, tools and equipment used in rough and finish carpentry, cabinetry, and wood finishing; principles and techniques of water and wastewater supply, drainage, steam and condensate plumbing, using galvanized, copper, black iron and PVC pipe, including boiler and HVAC maintenance; methods and materials used in concrete work, surface patching, and brick and masonry repair; techniques and safety precautions in acetylene and arc welding and in sweating copper pipe; surface preparation and application of paints appropriate to different internal and external surfaces; operation and maintenance of a wide variety of hand, power and shop tools and equipment common to the fields of plumbing, carpentry, and related building trades; safe work methods and safety regulations pertaining to the work; and operating a computer.
Ability to: Perform carpentry, plumbing, painting and related techniques; operate and maintain specialized tools used in carpentry, plumbing, and related building trades; operate and maintain acetylene and arc welding and brazing equipment; measure and calculate angles, lengths, and volumes; design, lay out and prepare sketches for carpentry and related construction jobs; understand and follow oral and written instructions; estimate necessary materials and equipment to complete assignments; exercise independent judgment and initiative without close supervision; prepare basic records and reports; read and interpret manuals, specifications, drawings and blueprints; perform shop mathematics; and establish and maintain effective working relationships with those encountered in the course of the work.
