Leasing Attorney
The candidate will collaborate with internal and external leasing personnel (including other company attorneys, leasing paralegals, brokers and property management) to negotiate and draft leases and other tenant-related documents, such as subleases, assignments, correspondences, terminations, etc. Supervise and work with at least two leasing paralegals to draft leases and other tenant-related documents, including without limitation leases, subleases, assignments, and subordination). Assist in-house lease preparation team and company leadership with complex and sensitive lease-related documents. Review and interpret leases and related documents; advise asset and property management regarding landlord/tenant issues (e.g., responsibility for repairs and maintenance, appropriate rent, termination rights, default remedies, notice and consent rights). Review title policies, surveys, deeds, ground leases, restrictive covenants, condominium declarations, and other real estate documents to address various property-related issues. Draft contracts such as indemnity agreements, rooftop antenna licenses, and side letters. Research and analyze use restrictions, consent requirements, and third-party rights affecting Healthpeak properties. Maintain summaries and/or abstracts of Healthpeak medical office assets. Perform highly confidential administrative duties, information management, and complex word processing text input and editing. Assist with other legal, leasing and asset management -related duties as needed.
