Under minimal supervision, this position is responsible for servicing, modifying, rebuilding, and repairing the facility mechanical equipment including air-conditioning, refrigeration, ventilation, heating, plumbing, and mechanical systems in accordance with applicable building codes, plumbing and mechanical codes, manufacturer’s operation and maintenance manuals, and safety regulations. Performs periodic inspection to locate and determine cause of equipment malfunction. Conducts maintenance program to prevent failure. Charges air-conditioning systems with refrigerant. Checks and tests for leaks. Sets and adjusts controls and regulators. Overhauls equipment. May operate and maintain the centralized site Energy Management Control or Direct Digital Control System.DUTIES AND RESPONSIBILITIESUnder limited supervision this position, services, modifies, rebuilds, and repairs the facility HVAC-R equipment and direct expansion in accordance with applicable building, plumbing and mechanical codes, manufacturer’s operation and maintenance manuals, and safety regulations.Conducts preventive, predictive, and corrective maintenance procedures as assigned.Performs preventative/predictive maintenance on water and air cooled chillers.Assists with inspection and preventative/corrective maintenance of refrigeration.Performs minor piping repairs of compressed air, gas, water, and condensate drain lines.Installs, repairs, and performs preventative maintenance of HVAC-R equipment to include but not limited to, electrical troubleshooting for components and controls associated with condensers, evaporators, air handlers, fan coils, exhaust fans, ducting, package units, split units, heat pumps, etc.Troubleshoots and performs PM’s and maintenance on cooling towers, pumps, and chilled water systems.Conducts pump overhauls and performs shaft alignments. Replaces pump mechanical seals.Installs and repairs refrigerant piping, utilizes silver brazing and soldering techniques, basic piping and HVAC systems.Repairs and replaces temperature sensors for HVAC systems while making emergency repairs as required.Performs periodic inspection to locate and determine cause of equipment malfunctions. Conducts maintenance program to prevent failure of plumbing, compressors and HVAC systems.Lubricates and properly aligns motors and pumps. Replaces belts, pulleys, shafts, bearings, rotors, and impellers for motors and pumps.Operates, troubleshoots and identifies mechanical issues via the Building Management System (BMS).Utilize predictive maintenance technology such as infrared technology and ultrasound technology to detect possible future failures.Responsible for observing all laws, regulations and other applicable obligations wherever and whenever business is conducted on behalf of the Company.Performs other duties as assigned or required.We recognize and appreciate the value and contributions of individuals with diverse backgrounds and experiences and welcome all qualified individuals to apply.,employmentType:Full-Time Hourly,identifier:29018BR,qualifications:Typically requires a high school diploma or equivalent, military class C school or Military Occupation Specialty (MOS), and five or more years of progressive experience as an apprentice plumber or HVAC mechanic.Two-year technical degree or trade school equivalent desirable.Equivalent professional experience may be substituted in lieu of education.EPA universal certification is required.Must demonstrate considerable knowledge of plumbing and mechanical codes.Must be able to read, interpret and understand illustrated parts breakdowns and schematics.
