Lease Transaction Manager
DUTIES: Partner with field management and brokers to establish project scope for renewal, downsize, disposition, sublease, expansion and/or relocation of offices upon or before current lease expiration. Perform basic space programming and space planning in concert with field office and colleagues. Engage tenant rep broker to prepare market survey in accordance with project scope and coordinate site tours. Issue lease RFP’s, obtain and analyze proposals, negotiate business terms in accordance with company standards, execute a letter of intent, and obtain requisite approvals. Negotiate lease deals to meet satisfy specific office requirements while minimizing rent overhead and obtaining the best deal economics and terms for the company including landlord incentives and beneficial options. Review lease or lease amendment; redraft as required to meet company standards and objectives. Review proposed lease estoppel certificates and SNDA’s. Maintain lease administration software with relevant information regarding transaction status and goals for all company leases. Ensure delivery of Certificates of Insurance and/or issue on-line Memorandum of Insurance link to landlords. Act as liaison between field office and landlord relative to repair and maintenance problems that are not resolved satisfactorily at the local (field) level. Undertake special projects as requested by Director, Real Estate Operations to minimize rent overhead expense for the company.
