Manager/Director - Federal Tax Strategies, Cost Segregation
The candidate will develop replacement cost estimates of entire properties, applying appropriate physical/functional/economic depreciation adjustments, and reconciling to a supportable conclusion. Calculate IRC Section 481(a) adjustments for federal and state purposes, as well as prepare necessary statements for Forms 3115. Work with clients to procure data related to acquisition or construction. Review takeoffs from blueprints and provided images of structure. Review estimates within costing manuals such as RS Means Cost Estimator and Marshall & Swift. Determine the appropriate tax life for building components in accordance with IRS Regulations. Perform physical site inspections. Write/Review reports and prepare schedules that support findings from analysis. Analyze property data and real estate income and expense statements. Understand of real estate appraisals and valuations. Communicate and resolve questions with clients. Familiar with construction design and construction processes. Read, interpret, and explain engineering and architectural drawings is required. Show knowledge and understanding of both federal and state tax laws, including MACRS (and state conformity), tangible property regulations, and changes to tax law impacting cost segregation projects (e.g., PATH Act, TCJA, CARES Act). Analyze construction cost ledgers, contractor payment applications, and other cost documentation and reconcile to accounting records Engage in business development activities (i.e. prepare proposals (including benefit estimates of NPV and cash flow), prepare/present cost segregation-specific webinars, collaborate with other service lines to market comprehensive tax strategies for prospective clients, etc.). Exhibit strong tax research skills, including proficiency in researching through CCH, BNA, RIA Checkpoint and similar tax authority databases, to address project issues. Supervise, train, mentor and evaluate Seniors, Associates and Interns. Receive formal training related to Cost Segregation, on the job training, direct feedback from industry and practice leaders, and the opportunity to pursue additional training through internal and external resources. Bachelor’s degree in accounting, finance, economics, business administration, engineering or related field is required. CPA, EA, JD, PE or other applicable advanced certification is required. Should have 6+ years' experience working in a professional services industry as well as strong tax research skills or industry experience that would easily be transferrable to this type of role. Should have experience in conducting and managing Cost Segregation studies for a wide variety of properties throughout a multitude of industries for both acquired properties and new construction.
