A. SCOPE OF WORK:

This position coordinates all aspects of

janitorial, custodial and cleaning services while ensuring students, staff and visitors with a safe, attractive, comfortable, clean and efficient place in which to learn, play and develop. This is a direct report to

the Director of Property Services in the supervision, scheduling and evaluation of all custodial employees of the Property Services Department. Direct supervision and oversight of custodial staff on both first and second shifts.

Second Shift, 2:30 PM - 11:00 PM

Supervise and evaluate Property Services custodial staff. Recruit and train new employees.

Follow appropriate disciplinary process upon consultation with the Director or designee.

Provide staff training, plan orientation and inservice training.

Respond to and investigate work-related injuries reported within the Property Services Department.

Ensure efficient and effective use of the Work Order System and ensure prompt response to requests.

Coordinate and schedule all after hours facilities use programming and events.

Inspect and maintain all buildings in accordance with all local, state and federal regulations.

Establish and monitor preventative maintenance programs as necessary.

Supervise inventory maintenance and supply and material orders.

Monitor budget expenses, such as but not limited to, overtime, supplies and materials.

Performs other duties as requested by the Director of Property Services and/or his/her designee.

REQUIRED QUALIFICATIONS:

Education

High School Diploma or equivalent required, Associate or Bachelor’s degree, a plus.

Experience:

A minimum of five (5) years relevant work experience in the fields of custodial services/commercial cleaning, building security and operation and maintenance. A minimum of three (3) years in personnel supervision.

Knowledge, Skills, And Abilities

Working knowledge

Sufficient familiarity with the subject to know basic principles and terminology and to understand and solve simple problems.

General knowledge

Sufficient knowledge of a field to perform most work in normal situations. The work calls for comprehension of standard situations and includes knowledge of most of the significant aspects of the subject.

Thorough knowledge

Advanced knowledge of the subject matter. The work calls for sufficient comprehension of the subject area to solve unusual as well as common work problems, to be able to advise on technical matters and to serve as a resource on the subject for others in the organization.

Comprehensive knowledge

Requires complete mastery and understanding of the subject. This term should be used sparingly and only for unusually exacting or responsible positions required to originate hypotheses, concepts, or approaches.

List Specific Skills And/Or Abilities Required:

Legal/Regulatory Knowledge

Knowledge of federal, state and local building codes and regulations, preferred.

Knowledge of workplace safety laws, regulations and practices, preferred.

Knowledge of environmental and material safety.

Personnel Management

Leadership Experience

Experience training, managing and evaluating employees, preferred

Experience with labor relations and union environments, preferred.

Flexibility and ability to work cooperatively with others, including but not limited to employees, superiors, vendors, contractors and the public.

Ability to define and resolve problems.

Demonstrated ability to create, evaluate and monitor processes to ensure the efficient operation of the Property Services Department, required.

Ability to follow directions, oral and/or written, and complete tasks assigned with little or no supervision.

Administration

Excellent communication, documentation and organizational skills, to include but not limited to Email, Calendar, Google Docs, Excel and Word.

Experience scheduling employees.

Experience working cooperatively and professionally with others, for example other district employees, administrators, vendors, code enforcement, contractors and the public.

Experience developing and managing operating budgets.

General

Available to work a flexible work schedule to include after hours facility use and school closings.

Self-motivated, able to work independently.

Demonstrates strong interpersonal and human relations skills.

Able to define and resolve unique and complex problems.

Such alternatives to the above qualifications as the Director may find appropriate and acceptable.

Ability to make rational decisions under stressful conditions.

Ability to operate standard office equipment.

Ability to possess and maintain a valid State Driver’s License.

WORKING CONDITIONS:

The employee frequently must squat, stoop or kneel, reach about the head and reach forward. The employee continuously uses hand strength to grasp tools and climbs on to ladders and stepladders. The employee will frequently bend or twist at the neck and waist more than the average person while performing the duties of this job.

The employee must frequently lift and/or move up to 100 pounds such as cleaning supplies, pails, salt, bulk furniture and unloading trucks. The employee will sometimes push/pull items such as tables, bleachers, scrubbing machines. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
